Densification and a move to smaller homes

The City of Cape Town’s densification policy is set to make the Mother City more accessible for first-time home buyers.

With higher-density living on the horizon (in line with trends found in large cities around the world), Cape property buyers can look forward to a greater variety of affordable properties. However, the average size of a new home in the city is set to be smaller than before.

Smaller erven and sub-divisions: the new norm

As regulations on erf sizes kick in, new developments are typically offering property sizes of 800 square meters and smaller. Larger properties may also be subdivided to make space for higher-density developments.

What does all this mean for new home buyers? Greater choice, exciting new developments, and a new, compact way of life.

Smaller unit sizes are already the norm in new developments in and around the Cape Town CBD, with studio apartments and compact one bedroom units offering comfort and value.

Centrally located and featuring great amenities such as gyms and residents’ lounges, these compact developments are selling fast.

  • As Cape realty follows international trends, smaller living spaces are becoming increasingly popular.
  • Minimalist interior designs and chic compact living, which are the norm in cities like New York, San Francisco and many Asian capitals, are being embraced by young, trendy Capetonians.

Are spacious Cape properties a thing of the past? Not at all.

If the idea of compact living doesn’t appeal to you - or if you have a growing family - there’s good news. While the new developments being built right now offer compact living, there are plenty of spacious homes and apartments in established Cape Town suburbs.

With new developments offering first time buyers access to Cape realty and larger properties offering spacious living, the city’s property landscape has never looked better.

Whether you’re a new property buyer looking for a great deal, or a family in search of suburban bliss, you’ll find plenty of choice in our
